Unlike many Bay Area communities, both the Sonoma and Napa Valleys remain fairly robust during the summer months, at least partly due to the second home market demand. August appeared to be positive in most areas that we track including numbers of transactions, listings and pending sales and pricing.
While the Sonoma Valley experienced a mostly positive August, the Napa Valley’s numbers were mixed. The number of listings was up considerably by 27% and the number of closed sales was down by 16%. It was interesting to note the median list price actually dropped in August of this year over last but by only 6%; whereas the median sales price dropped even less from $1,055,000 in 2023 to $1,050,000 this year representing only about a 1% difference. The best news in the Napa statistics was the 20% drop in the days on market year over year.
