If you are in town and have kids, I highly recommend heading to Downtown Napa for some Halloween fun! The sidewalks will be packed with families, and over 100 businesses will be handing out treats to little ones in costume. Just look for the black and orange balloons at the door for a sweet stop! It’s the perfect way to enjoy a festive afternoon, and even if you don’t have kids, grab a coffee and watch the fun unfold—it’s a local favorite!

MARKET UPDATE

Unlike many Bay Area communities, both the Sonoma and Napa Valleys remain fairly robust during the summer months, at least partly due to the second home market demand. August appeared to be positive in most areas that we track including numbers of transactions, listings and pending sales and pricing.

While the Sonoma Valley experienced a mostly positive August, the Napa Valley’s numbers were mixed. The number of listings was up considerably by 27% and the number of closed sales was down by 16%. It was interesting to note the median list price actually dropped in August of this year over last but by only 6%; whereas the median sales price dropped even less from $1,055,000 in 2023 to $1,050,000 this year representing only about a 1% difference. The best news in the Napa statistics was the 20% drop in the days on market year over year.
