What's Happening in Napa Valley: November 2024

Welcome to November in Wine Country, where autumn-painted vineyards set the scene for festive events! From Turkey Trots in Napa and Sonoma to special Thanksgiving menus at some of my favorite local wineries, there's no shortage of seasonal fun. Bundle up and stand in awe during the many magical tree lighting ceremonies across the Napa Valley as we transition from harvest season to holiday cheer. Here are my favorite events to experience this season.

Giving Festival | Nov. 14th

Thursday from 11am – 2:30pm | 1377 El Camino Real, Menlo Park

Give Back While Having a Blast! This in-person and FREE  event will feature various local organizations and charities like the Stanford Blood Bus, Chef Gilly's Taco Bar, Fall Sachet Building, and a build-your-own hot chocolate bar for charity. Come connect, give back, and support your Menlo Park community.

Winter in the Wineries Passport | Dec 7th – Feb 9th

With winter upon us – clients often ask about events that take place during this season in Wine Country. I'm always delighted to share Calistoga’s Winter in the Wineries Passport. Passport holders get access to complimentary tastings at 19 of Calistoga's premier wineries.

Throwback to Tahoe

It’s been a month since I attended the Tahoe Economic Summit but it seems like it was only yesterday. With over 300 attendees, fantastic weather, and insightful discussions, it was truly a memorable event. A huge thank you to everyone who attended and contributed! Market Update

Napa Valley September 2024 vs 2023:

  • Closed sales: ⬆️ 14%
  • Pending sales: ⬇️ 15%
  • Listings: ⬆️ 18%
  • Median list price: ⬆️ 3%
  • Median sale price: ⬇️ 9%

Despite the recent Federal Reserve rate cut, mortgage rates actually increased slightly from their recent low. This demonstrates that mortgage rates are influenced by multiple factors beyond Fed decisions, including the bond market, investor expectations, inflation, and labor conditions.

While rates haven't returned to pandemic-era lows (and aren't expected to), they have improved significantly from their peak of 8% to the low 6% range. September's mixed market indicators in Napa Valley suggest it may be too early to see the full impact of these rate changes. October's data should provide a clearer picture of both buyer confidence and seller activity.
